Fit first

Some homes fit. Others do not.

The decision starts with the property and the owner’s priorities—not a promise that STR always earns more.

Often a stronger candidate when

  • Location supports short stays (events, suburbs, visitor demand)
  • Property character and layout work for guests
  • Furnishing / photography readiness is realistic
  • Local rules allow STR and HOA terms are clear
  • Owner accepts variable revenue vs flat LTR rent

Usually not a fit when

  • HOA, zoning, or permit rules block short stays
  • Owner needs fixed monthly cash like LTR rent
  • Home cannot meet guest-ready standards without heavy spend
  • Neighborhood risk or wear tolerance is too low
  • Compliance work is treated as optional homework

Questions owners will ask

Common objections

Won’t short stays ruin the house?

Screening, house rules, deposits, and damage process are the product — not hope. Not every door qualifies.

Won’t fees eat the upside?

Compare net after management, cleaning pass-through, and taxes to LTR economics. Indy full-service STR often runs ~20–30%; exact terms are discussion-only.

Why not a half-service national at a lower %?

Lower % often leaves turns and maintenance on the owner. The local ops layer is the expensive half of full-service STR.

What if HOA or zoning bans STR?

Pre-qualify addresses. Not every LTR asset is an STR candidate — same discipline T&H already applies to homes it manages.

I need cash monthly like LTR rent.

STR cashflow is seasonal and event-driven. Model the shape honestly; do not expect flat monthly income.
