Add short-term rentals to the business T&H already runs.

T&H already has the owner relationships, local staff, maintenance, and reporting habits. Nick would bring the short-stay setup and day-to-day playbook. T&H does not offer this today; this is a proposal for how it could.

The question is whether short-stay expertise can plug into it without disrupting the core business.

Owner retention

Have an answer when a long-term lease is not the plan

A short-term option could keep selected owners with T&H instead of sending them to a separate manager.

On the proposed full-service scope, the total charge would come in below Red Door’s published Indianapolis pricing of 25% plus $99 per month and a 10% maintenance markup. Management, cleaning, and add-ons would be shown separately.

Market context (not a T&H quote): T&H public LTR full-service is 10%; Indianapolis full-service STR comps often run ~20–30%. A lean STR line is margin expansion on relationships you already own — commercial terms remain for discussion.
