Cleaning & turnover
Transparent per-turn fee — not a hidden margin on the cleaner’s invoice.

T&H already has the owner relationships, local staff, maintenance, and reporting habits. Nick would bring the short-stay setup and day-to-day playbook. T&H does not offer this today; this is a proposal for how it could.
Owner relationships · field staff · maintenance · monthly reporting · Central Indiana coverage
Listing channels · guest communication · turnovers · dynamic pricing · short-stay compliance
Why T&H
The question is whether short-stay expertise can plug into it without disrupting the core business.
Full-service Central Indiana residential PM
Channel management and guest hospitality SOPs
Consistent stay product on assets you already know
In-house maintenance + field operations
Guest escalation protocol and turn QC
Faster, accountable mid-stay issue routing
Owner portal + monthly statements culture
Guesty Owners Portal + scheduled reporting
Short-stay reporting owners can follow
Transparent public LTR pricing (10%)
Clear STR fee base vs opaque “call for quote”
Brand-consistent commercial honesty
Owner retention
A short-term option could keep selected owners with T&H instead of sending them to a separate manager.
Market context (not a T&H quote): T&H public LTR full-service is 10%; Indianapolis full-service STR comps often run ~20–30%. A lean STR line is margin expansion on relationships you already own — commercial terms remain for discussion.
Responsibility
A pilot only works if each responsibility has one clear owner.

Seasonality / working capital
Use opt-in homes and model month-by-month cash needs before expanding
Reporting gaps for owners
Guesty statements + scheduled reports; T&H cadence culture
Forcing LTR portfolio conversion
Opt-in only; go/no-go per door
